For initial
submission we only require the Application,
PFS and
a tri-merge
for borrower.

Environmental Report for subject property;

Bank statements reflecting sufficient liquidity to
close;
c.
Property purchase questionnaire for subject property;
d.
Duly executed purchase contract with sufficient time to
close;
e.
Property Structural Disclosure Form for subject property
state;
f.
Current Rent Roll on our xls template, signed;
g.
Copy of all leases to match rent roll;
h.
Interior and exterior digital pictures of subject
property;
i.
Three years Income and Expense statement and YTD for
subject property on our xls template, signed by seller
and buyer(s).;
j.
Borrower(s) resume;
k.
Borrowers owning 20% or more of subject company to have
a minimum credit score of at least 680 for best rates;
l.
Three year tax returns on all principals owning 20% or
more of subject property;
m.
Current Personal Financial Statement for all principals
owning 20% or more of subject property
n.
List of any significant property improvements performed
during the last several years;
o.
Loan must have a minimum debt service coverage - please
state current ratio.
