In order to assist you in expediting your loan the following information will most likely be requested and you should be prepared to submit:
 
Environmental Report for subject property

Bank statements reflecting sufficient liquidity to close

Duly executed purchase contract with sufficient time to close

Property Structural Disclosure Form
 
Copy of all leases to match rent roll
 
Schedule of properties owned if applicable
 
PFS of principal borrower(s) for borrowers owning 20% or more of subject property
 
3 years personal tax returns for borrowers owning 20% or more of subject property
 
3 years corporate tax returns if applicable
 
3 years seller corporate returns for subject property
 
Appraisal for subject property
 
List of any significant property improvements performed during the last 5 years if applicable
 
Loan must have a minimum debt service coverage of 1.25x (may vary)
 
Property must be at least 90% occupied for the last 90 days in order to qualify (may vary between 80 and 90% for conventional loans)
