Hotel Property Improvement Plan (PIP) Loans

Rates start at 4% for conventional financing. No upper limit of funding.
 
Hedge fund PIP loan financing will be a higher interest rate (8-10%) but 100% funding is possible via the hedge fund assuming sufficient FF&E to support it as per flagging requirements. Short term interest only, auto converts to a term loan under 10 years. There is an option whereby once the PIP is complete and property is stabilized, the PIP loan is rolled into a CMBS loan at 25-30 years amortization at 5% interest rate. $10m max under this plan.
