Not for the typical borrower, the debt capital market is best suited to the more experienced commercial real estate investors who understand the need to engage long established entities experienced in capital raises for larger scale developments or acquisitions over $100m. We do have access to DCM funding groups which work on a success basis rather than up front engagement fees for extremely strong borrowers.


Debt Capital Markets: Raise large amounts of capital and/ or acquire experienced management equity partners. These programs are for experienced developers and investment portfolio mangers only and require substantial up front engagement fees.  This is a referral service. Engagement fees may well be above $100,000. If we have to elaborate, elucidate and expound on the subject this form of financing is probably not for you.

Mezzanine Programs:
Quick closings are available within 1 to 5 business days for long established investment entities and / or high net worth publicly traded strong EBITDA borrowers with complicated transactions taking longer. Typically, these loans are subordinated to first liens but debt/equity is also available as an option. Mezzanine funding entities are typically viewed as lenders more than equity partners in the event of default. Mezzanine debt / equity combo lenders typically demand a high ROI well above 20%. This type of financing is not for the typical commercial real estate investor.
