Typically, these loans are subordinated to first liens but debt/equity is also available as an option. Mezzanine funding entities are typically viewed as lenders more than equity partners in the event of default. Mezzanine debt / equity combo lenders typically demand a high ROI well above 20%. This type of financing is not for the typical commercial real estate investor.
